The Yitpi Yartapuultiku Cultural Centre is a purpose-built First Nations cultural facility in South Australia, designed to celebrate and preserve the culture, heritage and traditions of the region’s Traditional Owners while providing a welcoming space for cultural activities, learning and connection.
To support the successful handover of this significant project, Dewick & Associates was engaged to produce the Building Handover Manuals for the project, delivering a comprehensive and well-structured record of the building, its systems and operational information.

Sarah Constructions was the principal contractor for the delivery of the A$35.2 million Yitpi Yartapuultiku Cultural Centre in Port Adelaide, South Australia. Designed in collaboration with the Traditional Owners, the purpose-built facility provides a dedicated space for cultural connection, education and celebration while reflecting the history, identity and values of First Nations people through its architecture, landscape and materials.
The project also set a benchmark for sustainable community infrastructure. Designed with environmental responsibility at its core, the development incorporates landscaped open spaces, a restored living foreshore, biodiversity initiatives and environmentally sustainable building practices, contributing to its achievement of a 6 Star Green Star Buildings rating, representing World Leadership in sustainable design and construction.
As part of the project close-out, Sarah Constructions engaged Dewick & Associates to prepare the Building Handover Manuals. The objective was to deliver a comprehensive documentation package that would support the long-term operation, maintenance and performance of this culturally and environmentally significant facility.
For a project of this scale and significance, the Building Handover Manuals needed to capture far more than standard operation and maintenance information. The documentation had to provide a complete record of the building’s assets, finishes, building services, warranties and compliance information, while also supporting the ongoing maintenance of the project’s sustainable design features and landscape elements.
With documentation being supplied by numerous subcontractors, manufacturers and suppliers, ensuring every operation manual, warranty, compliance certificate, maintenance requirement and product record was collected, verified and organised into a single, consistent resource was essential to achieving a successful project handover.
Dewick & Associates managed the documentation process from collection through to final delivery using our nucleus online portal. The D&A portal streamlined communication with the project’s subcontractors and suppliers, enabling efficient collection of manufacturer literature, warranties, maintenance information, certificates and supporting documentation while tracking outstanding submissions throughout the project.
Our technical writers then reviewed, verified and organised the information into professionally structured Building Handover Manuals. The completed manuals included project information, consultant and contractor directories, building fabric and finishes, equipment schedules, operation and maintenance procedures, warranty registers, preventative maintenance schedules, compliance documentation and manufacturer literature. Particular attention was given to documenting the building’s sustainable systems and environmental features, ensuring facility managers had the information required to maintain the building’s long-term environmental performance.
Sarah Constructions received a complete, professionally presented Building Handover Manual that supported the successful close-out of one of South Australia’s most significant cultural infrastructure projects. The documentation provides the building owners and facility management team with a single, reliable source of operational, maintenance and compliance information, simplifying asset management throughout the building’s lifecycle.
