SYD08 is a hyperscale data centre development in Seven Hills, New South Wales, designed to provide secure, high-availability data storage capacity. The two-storey, mission-critical facility includes extensive server halls, battery storage rooms, standby power infrastructure and advanced building services to support continuous 24/7 operation. 

As part of the project, Climatech delivered the complete mechanical services package, providing specialist HVAC, ventilation and building automation systems essential to maintaining the environmental conditions required for reliable data centre performance. Dewick & Associates authored the Mechanical O&M Manuals and Training Presentation for the project. Our focus was on producing documentation that gives the facilities team a complete, technically accurate reference for every mechanical system across the building.

Climatech provided the design, supply, installation and commissioning of a complete mechanical services package for the data centre, including VRF air conditioning systems, split systems for critical battery rooms, Computer Room Air Conditioning (CRAC) units, ventilation and smoke spill systems, air purification, heating and associated refrigerant, condensate and air distribution infrastructure. The works also included Building Automation System (BAS) integration, controls, testing and commissioning, equipment labelling, and 52 weeks of warranty and defects liability support.

Data centres are among the most energy-intensive building types, making mechanical services fundamental to both operational resilience and sustainability. At SYD08, the HVAC systems were required to maintain precise environmental conditions across server halls, battery rooms and critical infrastructure while supporting uninterrupted 24/7 operation.

The project also targeted high levels of energy performance through efficient building services, intelligent controls and optimised plant operation. Integrating VRF technology, CRAC units, ventilation systems and the Building Automation System (BAS) required accurate testing, commissioning and documentation to ensure every system operated as intended and could be maintained throughout its lifecycle.

As with all Australian data centre projects, the mechanical installation needed to align with the requirements of the National Construction Code (NCC) and relevant Australian Standards, including AS 1668 for ventilation and indoor air quality and AS/NZS 3000 for electrical installations. The project was also designed to support recognised industry benchmarks for energy-efficient operation. Comprehensive handover documentation was essential to demonstrate compliance, support ongoing maintenance and commissioning, and maximise long-term operational performance.

Working closely with Climatech throughout the project, our technical authors coordinated documentation from multiple suppliers and subcontractors into a structured Mechanical O&M Manual. The package included system descriptions, operating procedures, commissioning records, preventative maintenance schedules, asset registers, equipment schedules, manufacturer literature, warranties, compliance documentation and coordinated as-built drawings.

Recognising the critical role documentation plays in the ongoing performance of hyperscale data centres, we developed clear operating and maintenance information that enables facilities teams to understand the interaction between the VRF systems, CRAC units, ventilation systems, smoke spill systems and BAS controls. By producing accurate, quality-assured documentation, we help owners protect critical assets, support energy-efficient operation, simplify future maintenance and provide complete building information throughout the asset lifecycle.

D&A also developed a training presentation based on the O&M manual, enabling building owners, occupiers, and FM teams to easily navigate installed systems, routine operations, maintenance protocols, and key reference documentation.

Climatech received a comprehensive, quality-assured Mechanical O&M Manual that supported a seamless project handover and provided the building owner with accurate, compliant documentation from day one.

The completed handover package gives facilities managers the information required to safely operate, maintain and optimise the building’s complex mechanical systems, reducing maintenance risk, improving fault diagnosis and supporting long-term asset performance. By delivering accurate technical documentation that reflects the complexity of a modern hyperscale data centre, Dewick & Associates helped ensure the SYD08 facility is equipped to achieve reliable operation, ongoing compliance and efficient building performance for years to come.
