A residential aged care building of this kind brings together a wide range of construction trades and building services, all of which must be documented thoroughly at handover so the facility’s management team can operate and maintain the building safely and efficiently. To support the construction handover, Dewick & Associates was engaged to produce the Builder’s Handover Manuals on behalf of the builder Horizon Construction, consolidating the construction record into a single, well-organised handover package.

The builder Horizon Construction delivered a new, purpose built common area constructed on the site, interconnecting with the existing buildings to provide a lounge and gym for resident use.

The project presented many challenges as it was situated within the middle of the existing facility with limited access and required the cutting in of a complex new roof structure above the existing operational kitchen. Given the site was a high security facility, careful planning was required to ensure the safety of residents.

Aged care facilities are managed long-term by facilities teams who rely on complete, well-organised handover documentation to maintain the building fabric, manage warranties and plan maintenance over the building’s operational life. A Builder’s Manual for an aged care facility needs to draw together product documentation, warranties, compliance certificates and maintenance instructions from across every construction trade within the practical completion programme, and present them in a structure that an aged care facilities team can actually use. The challenge is one of coordination and organisation: collecting complete and accurate information from a large subcontractor network, identifying any gaps before handover, and compiling it into a manual that clearly maps the building fabric and finishes so that the facilities team can manage warranties, plan maintenance and respond to issues confidently in a continuously occupied care environment.

Dewick & Associates used our nucleus online portal to coordinate the collection of product literature, warranties, compliance certificates and care and maintenance instructions from the project’s subcontractors and suppliers. Our in-house technical authors compiled the Builder’s Handover Manuals covering the project description, project team details, building fabric, product schedules, supplier documentation, warranty records and preventative maintenance log sheets, structured to serve the aged care facilities team as a practical working reference.
