For the Port Augusta Technical College project,Climat Commercial spearheaded the installation of advanced mechanical systems engineered to endure the rigorous environmental demands of regional South Australia, ensuring a high-quality educational setting. With the specialised requirements of the facility’s workshop and laboratory environments, Climat Controls sought a technical writing partner to convert complex installations into transparent, compliant, and functional Mechanical O&M Manuals.

The mechanical infrastructure for a technical educational facility presents significantly higher complexity than a standard commercial development. The Port Augusta site integrates a diverse array of services, including advanced HVAC systems, mechanical ventilation, and a sophisticated Building Management System (BMS). A primary challenge involved consolidating these technical elements spanning chilled and heating water loops, to specialised workshop exhaust systems into a cohesive O&M manual. This documentation was required to satisfy the rigorous compliance criteria of the South Australian Department for Education while remaining functional for facility management teams operating in a regional environment.

Dewick & Associates optimised the documentation workflow by collaborating directly with Climat Commercial to collate precise manufacturer data and installation specifics. Utilising our engineering expertise, we curated a site-specific Mechanical O&M Manual detailing the operational parameters of the HVAC and BMS infrastructure. Our approach focused on a logical framework, incorporating comprehensive preventative maintenance schedules, diagnostic fault-finding guides, and itemised equipment registers. By providing end-to-end technical writing management, we enabled the on-site team to maintain their focus on final commissioning and handover milestones, removing the administrative weight of manual compilation.
