Located within Adelaide’s biomedical precinct, the New Royal Adelaide Hospital (nRAH) is an 800-bed tertiary healthcare facility and one of Australia’s most technologically advanced hospitals. As South Australia’s flagship public hospital, it delivers specialist clinical services to approximately 85,000 inpatients and more than 400,000 outpatients annually.

The project incorporates highly sophisticated building services across mechanical, electrical, hydraulic and architectural disciplines, supporting critical healthcare environments including operating theatres, isolation suites, intensive care units and specialist treatment spaces. 

Dewick & Associates was engaged by BSA, working alongside principal contractor Hansen Yuncken, to provide specialist technical authoring and Mechanical Services Operations & Maintenance (O&M) Manuals through the online DOME platform. The project also included the development of preventative maintenance documentation supporting the long-term operation and maintenance of this critical healthcare asset.

BSA All Staff (now part of Fredon Air) is a leading Australian mechanical services contractor with extensive experience delivering complex HVAC and mechanical infrastructure across healthcare, commercial, education and government projects. Their expertise spans the installation and commissioning of sophisticated mechanical systems that demand high levels of technical coordination, quality assurance and regulatory compliance.

For the New Royal Adelaide Hospital, BSA was responsible for delivering the extensive mechanical services package, including heating, ventilation, air conditioning, specialist ventilation and medical gas systems that support the hospital’s critical clinical environments.

Managing contractor Hansen Yuncken oversaw the delivery of the broader project, coordinating numerous specialist trades across one of South Australia’s most significant public infrastructure developments. Dewick & Associates was engaged to provide specialist technical writing services, ensuring the mechanical documentation accurately reflected the installed systems while supporting the wider project documentation requirements.

Healthcare projects demand one of the highest levels of documentation accuracy within the construction industry. Every mechanical system must be documented to support safe operation, regulatory compliance and ongoing facilities management throughout the asset’s lifecycle.

For the New Royal Adelaide Hospital, Dewick & Associates was responsible for documenting an extensive mechanical services installation comprising HVAC, specialist ventilation and medical gas systems across an 800-bed tertiary healthcare facility. These systems underpin critical environments including operating theatres, isolation rooms, intensive care units and clinical treatment spaces, where system performance is directly linked to patient safety.

The documentation needed to accurately reflect installed assets while supporting compliance with Australian healthcare engineering requirements, including the National Construction Code (NCC), AS/NZS 1668 for mechanical ventilation and air conditioning, AS/NZS 3666 for microbial control in air handling systems, and AS 2896 for the operation and maintenance of medical gas pipeline systems.

Dewick & Associates’ team of experienced technical authors produced comprehensive Mechanical Services O&M Manuals that captured the hospital’s extensive HVAC, specialist ventilation and medical gas systems in a clear, structured and user-friendly format.

Documentation was delivered digitally through the DOME platform, providing an organised, accessible repository for operations and maintenance information that supports ongoing facilities management throughout the building’s lifecycle.
