Within aged care, hydraulic services, encompassing hot and cold water, sanitary drainage, temperature control, and water quality systems, are critical, highly regulated infrastructure requiring meticulous maintenance to protect vulnerable residents.
To support the handover, Dewick & Associates was engaged by the hydraulic contractor to compile the Hydraulic Services O&M Manuals. We focused on producing highly accurate documentation and delivering it directly through the Web FM facilities management platform. This digital integration ensures the handover information is immediately accessible within the day-to-day systems Montefiore’s facilities team relies on to manage the campus.

The campus has been enhanced further through the provision of seventy nine premium Independent Living Units and common resident facilities. Block E and F are nestled within the existing campus landscaped gardens. Each multi story building incorporates common Function Room, Kitchen Cinema and Lounge facilities on the Ground Floor, with ILU located on the upper floors. Each ILU comprises bedroom, ensuite, bathroom and kitchen and living areas. The hydraulic contractor responsible for this project delivered the hot and cold water services, sanitary drainage, tempered water systems and associated hydraulic infrastructure.
Major aged care providers increasingly use digital facilities management platforms, in this case Web FM, to centralise asset information, maintenance scheduling and compliance records across their campuses, and they require handover documentation to be delivered into those platforms rather than as standalone files.
The contractor engaged Dewick & Associates to produce the Hydraulic Services O&M Manuals and structure them for delivery through Web FM, ensuring a seamless transition into Montefiore’s facilities management environment.
Hydraulic documentation for an aged care facility carries a particular weight because the systems it describes directly affect resident safety. Tempered water systems must deliver water at temperatures that prevent scalding while still controlling the risk of legionella, and the documentation needs to give the facilities team clear, actionable guidance on maintaining this balance across an aged care environment.
Beyond the technical content, delivering the manuals via the Web FM platform meant the documentation had to be structured and formatted to integrate with the platform’s asset register and maintenance scheduling functions, rather than simply being a static manual. This required organising the hydraulic asset data so that it could be loaded into and used within the digital platform the facilities team operates every day.
Dewick & Associates’ in-house technical authors produced Hydraulic Services O&M Manuals covering the full hydraulic scope of Blocks E and F, with system descriptions, equipment schedules, manufacturers’ technical data, operating procedures and preventative maintenance schedules, including the tempered water and legionella management guidance appropriate to an aged care setting. The documentation was then structured and delivered through the Web FM platform so that the hydraulic asset information integrated directly into Montefiore’s facilities management environment.
The project resulted in Hydraulic Services O&M Manuals that give Montefiore’s facilities team accurate, accessible hydraulic documentation within the Web FM platform they use to manage the campus, supporting reliable maintenance of the water systems that protect resident safety.
