Richmond, British Columbia, Canada
The Lansdowne redevelopment is a landmark mixed-use transformation in Richmond, British Columbia, turning the former Lansdowne Centre mall into a vibrant, sustainable urban hub. Spanning 50 acres (20 hectares), the project will feature 24 towers, over 30,000 new homes, more than 1 million sq ft of retail and office space, and extensive public parks designed for recreation and community gathering.
At the core of Phase 1 lies Luxe Lansdowne, a joint venture by Townline and Canderel Residential, bringing three 15-storey residential towers, totalling 363 homes plus a 77-unit office building. This prime location offers residents unparalleled convenience, with downtown Vancouver minutes away via transit.
To support the seamless handover and long-term operational integrity of these high-density assets, Dewick & Associates was engaged to deliver specialised technical documentation for the complex mechanical services, ensuring the facility management teams have the tools required to manage sophisticated HVAC and building systems from day one.

Ocean Park Mechanical (OPM) is a leading design-build mechanical contractor in British Columbia, renowned for its expertise in coordinating complex MEP (Mechanical, Electrical, and Plumbing) systems. For the Luxe Lansdowne project, OPM was responsible for ensuring that the intricate mechanical infrastructure spanning residential towers and commercial office spaces remained reliable, compliant, and within budget. Given the high-profile nature of the Lansdowne redevelopment, OPM required a documentation partner that could match their rigorous technical standards and provide bespoke manuals for the project’s diverse mechanical assets.
The primary challenge at Luxe Lansdowne lay in the scale and variety of the mechanical systems required for a high-density, mixed-use environment.
Managing documentation across multiple residential towers and a dedicated office component requires a highly coordinated approach to ensure all technical information remains accurate, compliant, and consistent throughout the project lifecycle. As part of a larger master planned community focused on long term sustainability, performance, and operational efficiency, the project documentation also needed to meet stringent British Columbia regulatory requirements. The transition from construction to occupancy required clear, practical guidance that could be easily interpreted by facilities teams to prevent operational risks and ensure system longevity.
Dewick & Associates streamlined the project handover by assigning a dedicated Client Coordinator to work alongside Ocean Park Mechanical. This collaborative approach ensured that all relevant technical data was collated efficiently, allowing D&A to author site-specific Mechanical O&M Manuals that detail safe operation and compliance requirements. The documentation included a comprehensive Maintenance Matrix, preventative maintenance log sheets, and detailed fault finding processes. By managing the end to end authoring process, we allowed the OPM team to focus on the final stages of commissioning without the administrative burden of manual preparation.
The project resulted in a professional technical documentation that serves as the “single source of truth” for the Luxe Lansdowne mechanical systems. These O&M manuals provide the building owners, Townline and Canderel, with a solid foundation for long-term building performance and compliance monitoring.
The inclusion of maintenance tools and technical guidance equips onsite facility management teams to optimize system efficiency and significantly minimise equipment downtime. By providing the resources for rapid troubleshooting, the mechanical O&M manual ensures that complex building services perform at peak capacity from day one.
Ultimately, our documentation helps protect the developer’s investment and ensures a safe, comfortable environment for the hundreds of new residents and office tenants within this premier Richmond precinct.
