Cambridge, Cambridgeshire, United Kingdom
The Global Innovation and Technology Centre in Cambridge is home to PA Consulting and delivers 10,000 square metres of design studios, engineering workshops and scientific laboratories, a working environment built around the kind of precision and performance that a business at the leading edge of technology consulting demands.
The building’s reception and entrance areas underwent a refurbishment that introduced new energy recovery air handling units, VRF air conditioning, trench heating, supply and exhaust air systems alongside small power, lighting and drainage upgrades. Those new systems needed comprehensive handover documentation to support the facilities team responsible for operating a building where a wide range of technical specialists work every day.
The M&E Contractor Buckler Environmental Services Ltd had engaged a technical writing business that was unable to provide comprehensive manuals that met the needs of the brief. They then engaged Dewick & Associates to author the Mechanical and Electrical O&M Manuals.
Our focus was on producing accurate, well-structured documentation that reflects the actual installed condition of the refurbished systems and gives the facilities team a clear, reliable reference for operating and maintaining them.

Buckler Environmental Services Ltd is a specialist UK building services contractor with extensive experience delivering mechanical and electrical solutions across complex commercial environments. For the refurbishment of the Global Innovation and Technology Centre in Cambridge, Buckler installed new energy recovery ventilation, VRF air conditioning, trench heating and associated electrical services.
Home to PA Consulting’s innovation and engineering teams, the facility requires building services that support a high-performance working environment. As the project neared completion, Buckler engaged Dewick & Associates to produce a professional Mechanical & Electrical O&M documentation package that would support a compliant handover and provide facilities teams with clear operational and maintenance information for the newly installed systems.
The Global Innovation and Technology Centre in Cambridge is a highly specialised environment designed to support advanced research, engineering and product development activities. Refurbishment works within this type of occupied facility require building services that deliver consistent environmental control, energy efficiency and operational reliability while minimising disruption to ongoing business activities. The project introduced new energy recovery ventilation, VRF air conditioning, trench heating and associated electrical services within the reception and entrance areas, creating a complex mix of systems that needed to integrate seamlessly with the existing building infrastructure.
From a documentation perspective, the challenge extended beyond simply recording installed equipment. The O&M Manuals needed to clearly define the refurbishment scope, explain system interfaces and provide facilities personnel with accurate operational and maintenance guidance. Documentation also needed to align with UK handover requirements and industry best practice, ensuring the information could support the long-term management of a high-performance innovation facility.
Drawing on extensive experience delivering technical documentation for complex commercial, research and technology facilities, Dewick & Associates produced comprehensive Mechanical and Electrical O&M Manuals tailored specifically to the project scope. Our technical writers reviewed contractor drawings, equipment schedules, commissioning information and manufacturers’ data to develop clear, accurate documentation that reflected the installed systems and their operational requirements.
The manuals were structured to provide facilities teams with fast access to critical information, including system descriptions, operating procedures, asset information, maintenance schedules and warranty requirements. Particular attention was given to documenting how the new mechanical and electrical installations integrated with existing building services. By applying established industry standards and handover best practices, we delivered a coordinated documentation package that supported compliance, streamlined building operation and provided a reliable reference for future maintenance activities.
The completed Mechanical and Electrical O&M Manuals provided a clear and comprehensive record of the new building services installed as part of the refurbishment, providing facilities personnel with the information required to operate, maintain and optimise these assets throughout their lifecycle.
For Buckler Environmental Services Ltd, the manuals formed an important component of the project handover, supporting compliance obligations and demonstrating that the installed systems had been documented to a professional standard. For the building owner and occupier, the result is a practical, user-friendly reference that supports efficient facility management, reduced operational risk and ongoing performance within one of the UK’s leading centres for innovation, engineering and technological development.
