Cross Keys Road is one of South Australia’s principal industrial corridors, running through the established industrial precincts of Gepps Cross and Cavan in Adelaide’s northern suburbs. The area has a long-standing role as a hub for manufacturing, warehousing, logistics and distribution operations serving metropolitan Adelaide and the broader state economy. This industrial warehouse development on Cross Keys Road adds new-build warehouse and associated facility space to a well-connected precinct with direct access to the Northern Expressway and the Port of Adelaide freight network.
To support the handover of the building services, Dewick & Associates was engaged by Tandem Building Group to produce the O&M Manuals for the project, providing the building’s operators with a clear, compliant record of the installed services.
Our focus was on producing documentation that gave the facility management team a practical, navigable reference for the mechanical and electrical services, structured for the day-to-day demands of a large-format industrial and warehousing environment.

Tandem Building Group delivered the mechanical and electrical building services for a new industrial warehouse facility in Adelaide’s northern industrial corridor.
Industrial warehousing developments typically incorporate HVAC for office and amenities areas, high-bay lighting, power distribution for warehouse operations, fire services, compressed air and associated hydraulic services, all of which need to be documented to support both the contractual handover requirement and the operational maintenance programme of the facility over its working life.
The development also incorporated a range of sustainability initiatives, including rainwater harvesting systems, daylight-responsive lighting, stormwater swales and translucent wall sheeting to maximise natural light and improve energy efficiency, demonstrating a commitment to high-quality, environmentally responsible industrial construction.

Industrial warehouse developments require more than basic building handover documentation. Large-scale facilities combine office HVAC, high-bay lighting, power distribution, fire protection systems and other mechanical and electrical services, all of which must be accurately documented for safe operation and ongoing maintenance. Producing a practical Operation & Maintenance (O&M) Manual means coordinating information from multiple subcontractors while ensuring the documentation meets contractual handover requirements, supports statutory compliance and provides facilities managers with clear, asset-specific guidance rather than unnecessary generic content.
Dewick & Associates produced comprehensive Mechanical Services O&M Manuals that documented the complete building services installation, including system descriptions, equipment schedules, manufacturer literature, operating procedures, compliance records and preventative maintenance requirements. Using our secure nucleus online portal, we coordinated documentation from project stakeholders and technically authored a structured manual that supports efficient building operation, planned maintenance and long-term asset management. The final documentation provides facilities managers and service contractors with a practical reference that aligns with industry best practice and building compliance obligations.

The project was the recipient of the Building Excellence Award in the Industrial Building up to $10 million category, a prestigious honour that serves as a benchmark for performance in the South Australian construction industry.
Judged on rigorous criteria including workmanship, innovation beyond standard code requirements, and the specific contribution of the builder, the award reflects the exceptional project execution demonstrated by the team. Our involvement in providing the technical construction documentation and O&M manuals ensures that this award-winning standard is maintained throughout the life of the building.
