Bagshot Manor Apartments and Townhouses

London, United Kingdom

Bagshot Manor is a deluxe residential development delivering apartments and townhouses to new homeowners. The existing Bagshot Manor has been converted from commercial use to residential property comprising eighty three one and two bed apartments and the addition of five townhouses located within the 2.18 acres of established landscaped gardens.

New residential developments of this type require Home User Guides (HUG) that give owners a clear, accessible introduction to their new home, covering how the building systems and appliances work, what maintenance they are responsible for and who to contact when things need attention. To support the residential handover at Bagshot Manor, Grove Construction Ltd engaged  Dewick & Associates to  produce the Home User Guides for the development, giving each new resident a clear and practical reference for their home.

Our focus was on developing bespoke Home User Guides for each residence type, providing clear, well-structured operational information that enables homeowners to understand and maintain their property while reducing unnecessary technical complexity.

Project Value

Grove Construction Ltd is an established UK construction company delivering high-quality residential developments across a range of housing types. For the Bagshot Manor project, the company delivered a mixed residential development comprising apartments and townhouses, designed to provide modern, well-appointed homes within a carefully planned community.

The developer engaged Dewick & Associates to produce Home User Guides that would meet the handover standard expected by buyers and give residents everything they needed for a smooth move-in experience.

Producing Home User Guides for a mixed residential development of apartments and townhouses requires more than simply compiling operating instructions. In the UK, developers are expected to provide homeowners with clear information about their property in accordance with the Consumer Code for Home Builders and the New Homes Quality Code, helping buyers understand the safe operation, maintenance and warranty arrangements for their new home. Delivering documentation that supports compliance while enhancing the homeowner experience requires careful planning and technical expertise.

The guides also needed to reflect the different systems, ownership responsibilities and maintenance obligations associated with each dwelling type. Apartment residents have different responsibilities to townhouse owners, particularly regarding communal services, shared building elements and utility infrastructure. Presenting information on heating, ventilation, hot water, electrical systems, appliances and plumbing in a clear, accessible format was essential to producing Home User Guides that homeowners would confidently use throughout the life of their property.

Dewick & Associates prepared bespoke Home User Guides for each residence type across the Bagshot Manor development, producing separate documentation for the apartments and townhouses to accurately reflect the different building services, maintenance responsibilities and operational requirements. Each guide was developed to support the developer’s compliance obligations while aligning with UK industry best practice for homeowner information and property handover documentation.

The guides included comprehensive information on heating, hot water, ventilation, electrical installations, appliances, security systems, utility connections, maintenance requirements, warranty information and emergency procedures. Technical content was translated into clear, structured guidance that was easy for homeowners to understand, providing practical information while supporting compliance with recognised UK homeowner information requirements and reducing the potential for post-completion queries.

The completed Home User Guides provided Bagshot Manor residents with a professional, easy-to-use reference that helps them safely operate, maintain and care for their new home from the day they move in. By clearly explaining the property’s systems and homeowner responsibilities, the guides improve the customer handover experience while supporting the long-term performance of the building.

For the developer, the documentation fulfilled an important part of the residential handover process, supporting compliance with UK homeowner information requirements and demonstrating a commitment to delivering a high-quality customer experience. Professionally prepared Home User Guides can also reduce post-completion enquiries, minimise avoidable maintenance issues and enhance homeowner satisfaction.
