ALT Hotel University District

Calgary, Alberta, Canada

The ALT Hotel University District is a 15-storey, 155-room hotel in Calgary’s University District development. Owned by Germain Hotels, the family business behind the ALT brand, the property was developed to a LEED certification standard that places specific requirements on the quality of the building’s handover documentation.

The Mechanical O&M Manuals form part of the evidence base for the LEED credit, meaning they needed to meet the certification’s documentation criteria as well as giving the hotel’s facilities team a practical operating reference. To deliver against both requirements, the Mechanical Contractor Petrin Mechanical engaged Dewick & Associates to author the Mechanical O&M Manuals for the project.

Our focus was on producing LEED-compliant documentation that gives the hotel’s engineering and facilities team a complete, technically accurate reference for every mechanical system across the building.

Project Value

Petrin Mechanical was responsible for the complete mechanical installation for a 15-storey hotel designed and constructed to meet LEED certification requirements. Projects targeting LEED certification require Operations and Maintenance (O&M) Manuals that not only meet specific documentation criteria but also provide clear, practical information to support the efficient operation and maintenance of building systems throughout their lifecycle.

To achieve this, Petrin Mechanical required a documentation partner with proven experience in LEED documentation requirements and the technical expertise to produce accurate, well-structured O&M Manuals that supported both the project’s certification objectives and the building’s long-term operational needs.

Projects designed to achieve LEED certification require Operations and Maintenance (O&M) Manuals that go well beyond standard project documentation. The manuals must provide comprehensive information on installed systems, including system descriptions, equipment schedules, operating procedures, preventative maintenance requirements and fault-finding guidance, while meeting the documentation standards required for LEED assessment.

Producing this level of documentation across a complex mechanical installation required close collaboration between the documentation team and Petrin Mechanical. Accurate coordination was essential to ensure all installed equipment and systems were correctly captured, verified and presented in a structured format that supported both the project’s LEED certification requirements and the building’s ongoing operation and maintenance.

Dewick & Associates produced a complete set of Mechanical Operations and Maintenance (O&M) Manuals that met the project’s LEED documentation requirements while providing a practical resource for the building’s ongoing operation. Working closely with Petrin Mechanical, our Technical Writing team gathered, verified and organised project information into a clear, structured manual that included system descriptions, equipment schedules, operating procedures, preventative maintenance requirements and troubleshooting guidance.

Every document was prepared to satisfy LEED assessment criteria while ensuring the hotel’s facilities team could quickly access the information needed to maintain critical mechanical systems. By managing the documentation process from start to finish, Dewick & Associates reduced the administrative burden on the contractor and delivered a high-quality, technically accurate handover package.

Dewick & Associates delivered Mechanical O&M Manuals that supported the project’s LEED certification objectives and provided a reliable reference for the long-term management of the building’s mechanical services. The completed documentation enables the facilities team to maintain equipment efficiently, support preventative maintenance programs and respond more effectively to operational issues, helping maximise system performance throughout the building’s lifecycle.

For Petrin Mechanical, the project was completed with a professionally prepared documentation package that met the client’s requirements and contributed to a successful project handover. The result was a comprehensive set of manuals that added lasting value beyond construction, supporting the efficient operation of the hotel for years to come.
