82 Mount Street is a collection of luxury apartments in the heart of London’s Mayfair, with ancillary office and retail units on the lower levels. The freehold building comprises four luxury residential apartments with views over Mount Street and onto Hyde Park, including three two-bedroom lateral apartments and one three-bedroom penthouse. Each apartment has been delivered with a specification and interior design scheme inspired by the life of Coco Chanel, befitting one of London’s most prestigious addresses.
To support the homeowners moving into this premium development, Dewick & Associates was engaged by the principal Contractor to author the Building Handover Manuals and the Home User Guide for the project.
Our focus was on producing a coordinated handover deliverable that gives the new homeowners and any onward facilities provider a clear, well-organised reference for the building fabric, the apartments and the supporting building services.

Hughes Group is the Builder responsible for the delivery of 82 Mount Street, working across the heritage and contemporary fabric of a high-end residential building in one of London’s most desirable addresses.
The development features four high-end apartments alongside retail and office spaces on its lower floors. With an interior aesthetic influenced by Coco Chanel, the project called for a documentation specialist capable of consolidating a multi-faceted trade scope into a professional handover package appropriate for a luxury market. Hughes Group appointed Dewick & Associates to develop the Building Handover Manuals and a comprehensive Home User Guide to assist residents with their transition into the building.
Documentation for luxury Mayfair apartments brings together specific expectations. Owners of high-end residential developments expect handover documentation that matches the standard of the home itself, both in technical accuracy and in clarity for non-technical readers, and the Home User Guide has to introduce the apartment in a way that helps owners understand and enjoy their new home from day one. Behind the scenes, the wider Building Handover Manuals need to capture the fabric, finishes, fixtures, fittings and supporting documentation across many subcontractors and trades, each holding their own product literature, certificates and warranties. The challenge here was to produce a coordinated set of documents that share the same underlying technical understanding of the building, while serving very different audiences.
Dewick & Associates used nucleus, our online portal, to centralise requests for certificates, warranties, product data and as-built drawings.
The system created a clear audit trail, improved visibility of outstanding information and reduced delays by removing manual follow-ups across trades and suppliers. This supported structured compliance with Building Safety Act expectations around traceability and information control.
All incoming documentation was reviewed by our Technical Writing team to confirm completeness and relevance before being incorporated into the authored Building Handover Manuals. This ensured consistency across all building disciplines.
The Home User Guide was developed in parallel, following BSRIA guidance, and written in plain language to support residents in understanding key systems, responsibilities and day-to-day operation.
The project delivered a complete, compliant handover package for 82 Mount Street. The Building Handover Manuals provide a structured and auditable record of the development, supporting ongoing facilities management and compliance with UK building information requirements.
The Home User Guide gives residents clear, practical guidance for living in and operating their apartments with confidence.
Together, the documents create a consistent and reliable information set that supports safe operation, efficient maintenance and regulatory compliance, successfully closing out handover to the expected standard for a premium Mayfair residential development.
