The Level 4 upgrade formed part of an important redevelopment within this complex environment, requiring specialist mechanical engineering and smoke hazard management to support the safe operation of the refurbished space.

Dewick & Associates was engaged to provide Design and Construct (D&C) Mechanical Engineering services, delivering the engineering design together with the technical documentation required to support regulatory approvals, construction, commissioning and long-term operation.

Airmaster is an award-winning building services company providing HVAC&R management, smart building automation, and fire services to optimize energy efficiency and resource management across Australia, New Zealand, and South-East Asia. They engaged Dewick & Associates to support them on the Myer project. 

Upgrading services within an operational shopping centre of this scale required careful coordination between consultants, contractors, building management and regulatory authorities. The mechanical services design needed to integrate seamlessly with existing infrastructure while supporting modern occupancy requirements and maintaining the building’s fire and life safety performance.

Every stage of the works required documentation that satisfied Australian Standards, relevant building regulations and approval requirements, ensuring the upgraded systems could be safely constructed, commissioned and maintained throughout the asset’s operational life.

Delivering mechanical services within an existing retail complex presented significant engineering and documentation challenges. The builder was required to complete works within an operational commercial environment while ensuring minimal disruption to surrounding tenants and maintaining compliance with stringent fire safety requirements. The smoke hazard management strategy demanded detailed engineering analysis, accurate coordination and formal approval by the relevant fire authority before construction could proceed.

From a documentation perspective, the project required complete technical records that accurately reflected the final installation while supporting commissioning, regulatory compliance and ongoing building operation. Engineering calculations, design reports, construction drawings, specifications, controls strategies and Operation & Maintenance Manuals all needed to align to provide a consistent and compliant information package that could be relied upon by contractors, approval authorities and future facilities managers.

Dewick & Associates delivered a fully integrated Design and Construct Mechanical Engineering service that combined specialist engineering expertise with structured technical documentation. Working closely with the mechanical contractor and project stakeholders, our team attended design coordination meetings, prepared engineering calculations and developed construction drawings, technical specifications and controls strategies to support the delivery of the works.

A key component of our role involved developing the smoke hazard management design and preparing the associated engineering reports required for approval by the Metropolitan Fire Service. Following construction and commissioning, Dewick produced comprehensive Operation & Maintenance Manuals documenting the installed systems, operating procedures, maintenance requirements and essential asset information. This ensured the completed documentation supported regulatory compliance, future maintenance activities and the efficient long-term management of the upgraded mechanical systems.

The completed project delivered a compliant mechanical engineering solution supported by accurate, professionally structured handover documentation. The builder benefited from coordinated engineering design and documentation that assisted with approvals, construction and project close-out, reducing the risk of delays or incomplete records at handover.

For the building owner and facilities management team, the final documentation provides a reliable reference for operating, inspecting and maintaining the upgraded mechanical systems throughout their lifecycle.
