Dewick & Associates was engaged by Hutchinson Builders Queensland to prepare the Building Handover Manual (BHM) and Operations and Maintenance (O&M) Manuals for the fire, mechanical, electrical and hydraulic services. The documentation was delivered through the WebFM online portal, providing a structured digital platform for managing project documentation.

The Caboolture Hospital Main Building program is part of the broader investment into expanding and modernising healthcare infrastructure for the Moreton Bay region. The wider Caboolture Hospital Redevelopment represented a significant Queensland Government investment, with $352.9 million committed to the redevelopment of the hospital. The redevelopment introduced a new five-storey Clinical Services Building, increasing healthcare capacity for the growing local community with additional beds and expanded specialist services. The new facility includes an expanded Emergency Department, Intensive Care Unit, operating theatres, Cardiac Care Unit, palliative care services, medical wards and future rehabilitation facilities. These upgrades were designed to improve access to essential healthcare services closer to home for residents across Caboolture and the surrounding Moreton Bay region.

Hutchinson Builders engaged Dewick & Associates to provide specialist construction documentation services, supporting the project handover process and the future operational requirements of the facility.

Healthcare projects require a high level of documentation accuracy due to the complexity of building systems, operational requirements and the need to support safe patient environments. At Caboolture Hospital Main Building, the handover documentation needed to capture information across multiple building services disciplines, providing Queensland Health with reliable information to support ongoing facility management.

As a healthcare facility, the project was required to align with the technical and operational requirements applicable to health infrastructure projects in Queensland, including the National Construction Code (NCC), relevant Australian Standards, Queensland Health Capital Infrastructure Requirements, and the Australasian Health Facility Guidelines (AusHFG). These requirements establish expectations around building performance, safety, maintainability and the quality of information provided at project completion.

The documentation process also required careful coordination between contractors, subcontractors, consultants and suppliers to ensure that operation and maintenance information for fire, mechanical, electrical and hydraulic services was complete, accurate and structured for practical use.

With multiple service disciplines contributing to the final handover package, the challenge was ensuring critical asset information, maintenance requirements, warranties, certifications and technical records were captured in a format that supported both compliance obligations and the long-term operational needs of the hospital.

Dewick & Associates produced comprehensive Building Handover and Operations and Maintenance Manuals for the Caboolture Hospital Main Building project, covering the fire, mechanical, electrical and hydraulic services installations.

Working with Hutchinson Builders Queensland and the project delivery team, D&A’s Client Coordinators and technical authors managed the collation, review and organisation of technical information from multiple service disciplines and subcontractors. Through structured quality assurance processes, D&A ensured the final documentation accurately reflected the installed systems and provided Queensland Health with reliable information to support ongoing facilities management.

The Building Handover Manual was delivered through the WebFM online portal, providing:

The completed Building Handover Manual and Operations and Maintenance Manuals provided Queensland Health with structured documentation to support the ongoing management of the Caboolture Hospital Main Building.

By consolidating fire, mechanical, electrical and hydraulic services information into coordinated documentation, the project team provided facilities personnel with access to the information required for preventative maintenance, asset management and ongoing building operations.

Through the combination of discipline-specific O&M Manuals and a digitally managed Building Handover Manual, project information was organised into an accessible format that supports future maintenance activities, asset management and operational decision-making.
