Located in the heart of Sydney’s CBD, Australia Square Plaza (ASQ) is one of Australia’s most recognised commercial office buildings, comprising approximately 43,000m² across 40 tower floors and 13 plaza levels.
Working in partnership with Grosvenor Engineering Group, Dewick & Associates provided the Mechanical Operation & Maintenance (O&M) Manuals to support the subdivision of Levels 6 and 7 into speculative tenancy suites.
The project involved reviewing and re-configuring the existing base-building mechanical services while designing supplementary air conditioning and ventilation to suit the new tenancy layouts.

Grosvenor Engineering Group was responsible for delivering the mechanical services associated with the speculative tenancy fitout on Levels 6 and 7 of Australia Square Plaza.
The project required modifications to the existing base-building mechanical systems to accommodate a flexible tenancy layout, including supplementary air conditioning and ventilation for enclosed offices and meeting rooms. Dewick & Associates was engaged to provide the mechanical engineering documentation required to support design coordination, construction and the final handover of the completed works.
Commercial fitouts within existing high-rise office buildings present unique engineering and documentation challenges. Rather than designing mechanical services for a new building, the project required existing systems to be carefully assessed and adapted while maintaining compatibility with the tower’s base-building infrastructure.
The documentation needed to clearly distinguish between existing services and newly installed or modified systems, providing building operators and future tenants with an accurate record of the final installation. It also needed to support compliance with the National Construction Code (NCC), relevant Australian Standards governing mechanical ventilation and air-conditioning systems, and manufacturers’ operating and maintenance requirements.
