Project Value

Avon Combined Electrical Services (ACES) was responsible for delivering the mechanical and electrical services installation for Lancelot Place, a luxury residential development in Knightsbridge, London. The project required high-quality electrical systems to be installed and commissioned to meet the expectations of a premium residential development.

ACES required a trusted documentation partner to produce comprehensive Mechanical & Electrical Operation & Maintenance (O&M) Manuals and the bespoke Home User Guides. The documentation needed to accurately reflect the installed systems, provide a professional handover package and support the long-term operation of the building.

Drawing on our extensive experience delivering construction documentation across the UK residential sector, Dewick & Associates worked closely with ACES to coordinate technical information and produce a complete documentation solution that met the project’s handover requirements.

Producing handover documentation for a luxury residential development involves much more than compiling manufacturer literature. Information must be collected from an array of suppliers and subcontractors, validated for accuracy and organised into documentation that meets the needs of multiple audiences.

For Lancelot Place, the documentation needed to support facilities management teams responsible for maintaining complex building services while also providing residents with clear, practical guidance for operating the systems within their homes.

The project also required documentation that aligned with current UK regulatory expectations. With increasing emphasis on the Building Safety Act 2022, the Golden Thread of information and Regulation 38 fire safety documentation, building owners and contractors require structured, accurate records that support safe building management throughout the asset’s lifecycle.

Managing large volumes of technical information while maintaining consistency, quality and compliance required a disciplined documentation process and a team with specialist knowledge of UK construction documentation and building services.

Dewick & Associates delivered a complete digital handover solution, combining our engineering expertise with our structured documentation processes.

Using our proprietary nucleus document management platform, subcontractors and suppliers were able to securely upload technical documentation throughout the project. This centralised approach streamlined document collection, reduced administrative burden and ensured information was reviewed before being incorporated into the final handover package.

Our experienced technical authors and engineers verified and compiled the information into professionally structured documentation that supports both regulatory compliance and the ongoing management of the building.

Dewick understands the regulatory expectations surrounding building handover. Our manuals are developed to support the information requirements of the Building Safety Act, the Golden Thread approach and Building Regulations, helping clients provide complete, accurate and accessible building information for facilities managers, Responsible Persons and residents alike.

n partnership with ACES, Dewick & Associates delivered a quality-assured documentation package that supported a smooth transition from construction to occupation.

The completed handover documentation provided accurate, professionally presented information that enables facilities managers to efficiently maintain building services, while Home User Guides help residents confidently operate the systems within their homes.

The project delivered a range of long-term benefits, including:

  • Supported regulatory compliance at project handover
  • Contributed to the project’s Golden Thread of information
  • Simplified future maintenance and asset management
  • Improved access to critical building information through digital documentation
  • Enhanced the homeowner experience with practical, easy-to-understand guidance
  • Reduced the administrative burden on the project team through the use of nucleus during document collection
