Delivered by McPhillips Construction, the project required a structured and fully coordinated handover process to ensure safe occupation, regulatory compliance, and effective long-term facilities management.

The company is experienced in delivering complex, multi-building developments that require careful coordination of construction quality, building services integration, and statutory compliance.
For Sundew Court, McPhillips was responsible for delivering a high-specification retirement village designed to meet the operational and safety requirements of a care-supported living environment. The scheme required a robust handover process to ensure all building systems and safety information were fully documented and suitable for long-term estate management.
Dewick & Associates was appointed to produce structured technical documentation to support regulatory compliance, operational readiness, and facilities management continuity.
Retirement living developments introduce a higher level of operational complexity than standard residential schemes due to the integration of independent living units, communal facilities, and care services within a single managed environment.
At Sundew Court, the handover process needed to ensure that all building systems and safety requirements were clearly defined, accessible, and suitable for both technical and non-technical users.

Dewick & Associates developed a structured and coordinated suite of handover documentation tailored to the operational requirements of retirement living developments.
The scope of works included the preparation of comprehensive Building Handover Manuals, providing detailed operational documentation for all building systems. These manuals captured plant information, operating procedures, key system interfaces and the information required to support the ongoing management of the facility.
Detailed Maintenance Matrices were also developed, establishing structured maintenance schedules covering statutory obligations, planned preventative maintenance and manufacturer-recommended servicing requirements across the mechanical, electrical, hydraulic and fire services.
To support regulatory compliance, a complete Health & Safety File was compiled in accordance with the Construction (Design and Management) Regulations. This documentation consolidated as-built safety information, identified residual design risks and documented ongoing operational safety requirements for the completed facility.
A Regulation 38 Fire Safety Information Package was also prepared in line with UK Building Regulations. This provided the Responsible Person with the information necessary to manage fire safety systems effectively, undertake ongoing fire risk management and maintain compliance throughout the building’s operational life.
All documentation was produced in a consistent format to ensure clarity, usability, and long-term value for both facilities management teams and building operators.
Particular emphasis was placed on ensuring the information supported safe occupation for residents while enabling efficient management by facilities and care teams.
The completed handover documentation package provided McPhillips Construction and Untold Living with a fully coordinated and compliant information suite to support practical completion and operational mobilisation of Sundew Court.
