Residential handover documentation serves two distinct audiences: the developer or building owner who needs a structured technical record of what has been installed across the development, and the individual homeowner who simply needs to understand how their new home works.

Dewick & Associates was engaged by Project Builder Vivian Construction to produce Building Handover Manuals for each stage of the project and individual Home User Guides for each dwelling.

Our focus was on producing a coordinated documentation suite that met the needs of both audiences; a comprehensive building-level record and a practical, resident-facing guide for each home

The Oneoneroa development is a multi stage townhouse project in Auckland, where high quality handover documentation plays an important role in delivering a positive homeowner experience. Residential construction in New Zealand is governed by the Building Act 2004 and the Building (Residential Consumer Rights and Remedies) Regulations 2014, which require contractors to provide homeowners with warranties, guarantees and maintenance information at the completion of residential building work. Comprehensive Building Handover Manuals and Townhouse User Guides support these requirements while helping homeowners understand the operation, maintenance and long term care of their property.

The developer engaged Dewick & Associates to prepare Building Handover Manuals for each stage of the development together with individual Townhouse User Guides for every residence. The objective was to deliver consistent, accurate documentation throughout the project while ensuring each homeowner received information specific to their own property.

Managing documentation across a staged residential development required a structured and repeatable process. Building Handover Manuals needed to be completed promptly at practical completion for each stage, while every Townhouse User Guide had to be individually tailored to reflect the products, finishes and services installed within that particular home.

Information was sourced from multiple builders, subcontractors and suppliers, each providing their own product literature, certifications, warranties and maintenance requirements. Maintaining consistency, accuracy and completeness across every stage required careful coordination and a disciplined approach to collecting, verifying and organising project information.

Dewick & Associates developed a standardised documentation process that could be applied consistently throughout each stage of the project. Building Handover Manuals were prepared for every practical completion, bringing together emergency contact information, product literature, certifications, preventative maintenance schedules and operational guidance for the building.

Individual Townhouse User Guides were then customised for each dwelling, providing homeowners with appliance manuals, warranty information, finish schedules, service locations and practical guidance for operating and maintaining the systems within their home. Details such as isolation valve locations, electrical switchboards and other key services were clearly documented, giving residents the confidence to understand and maintain their property from the day they moved in.

Dewick & Associates successfully delivered Building Handover Manuals and tailored Townhouse User Guides across every stage of the Oneoneroa development. The documentation provided the developer with a consistent and compliant handover process while supporting the information requirements expected under New Zealand’s residential building framework.

The Building Handover Manuals created a comprehensive record of the completed works, including building systems, certifications and maintenance obligations. Every homeowner also received a personalised User Guide containing the information relevant to their individual residence, making it easier to operate, maintain and protect their investment. By combining technical accuracy with practical, homeowner focused information, the documentation helped streamline project close out, reduce post completion enquiries and provide residents with a smooth transition into their new home.
