Nexus North Industrial Estate sits on Cross Keys Road in Salisbury South, occupying a strategic gateway position at the entry to Adelaide’s northern industrial precinct. The estate is purpose-designed for high-tech industries,  including Defence, Medical, Pharmaceutical, Food Manufacturing, Logistics and general Industrial users, providing accessibility to both the surrounding suburbs and the Adelaide CBD.

Constructed within this expanding precinct, Lot 2 is an industrial facility situated near key arterial routes. It accommodates tenants from technically advanced sectors, while the building itself is designed and delivered to meet high standards of efficiency, energy performance and documentation quality in line with contemporary industrial requirements.

To support the project, Dewick & Associates was engaged by Pike Construction to provide NCC Section J Compliance Modelling as part of the Development Approval process, and to produce the Building Handover Manuals to enable the end user to operate and maintain the facility through its full service life.

Pike Construction is a South Australian builder with experience across the commercial, industrial and community sectors. For Lot 2 of the Nexus North Industrial Estate, Pike Construction delivered the facility within a tight program in a precinct where expectations for building performance are consistently high. The development was subject to a development approval process that required NCC Section J compliance as a condition, adding a layer of technical verification during delivery.

Given the requirement for a facility ready for occupation by an operational end user, Pike Construction needed a documentation partner capable of managing both energy compliance modelling and the full building handover manual scope within a coordinated workflow. This ensured compliance obligations were met while also supporting a complete and usable operational record for the end user.

Industrial developments within precincts such as Nexus North require documentation to serve two critical and distinct phases of delivery. The first is early-stage compliance, where NCC Section J Energy Efficiency requirements must be demonstrated as part of the Development Approval process. This requires accurate modelling of the proposed building fabric, glazing systems and services design before construction, meaning any misalignment at this stage can lead to approval delays, redesign work or cost escalation.

The second challenge occurs at practical completion, where the Building Handover Manuals must accurately reflect the as-built facility. These documents must move beyond design intent to capture verified installed systems, equipment data, warranties and maintenance requirements. They also need to be structured in a way that supports operational use by end users who may not have dedicated facilities management expertise, ensuring the building can be effectively maintained from day one.

Dewick & Associates’   delivered the NCC Section J Compliance Modelling during the Development Approval stage. Using thermal performance simulation tools and detailed knowledge of industrial building typologies, the team assessed the proposed building envelope, glazing strategy and services design. This enabled early identification of compliance pathways and provided practical, cost-aware recommendations that supported approval without unnecessary redesign.

As construction progressed, our technical documentation team managed the Building Handover Manual process. Working directly with the project team and subcontractors, we coordinated the collection of manufacturer data, warranties, certificates and maintenance documentation. This information was then structured into a clear, navigable manual set aligned to operational use, ensuring all building systems were fully documented in their as-built condition.

The project achieved confirmed NCC Section J compliance at Development Approval stage, providing a clear and efficient pathway to construction. At completion, a fully coordinated Building Handover Manual set was delivered, accurately reflecting the as-built facility and its operational requirements.

The end user now has a comprehensive and practical reference for the building fabric, finishes, fixtures and services, supporting effective maintenance planning and long-term performance management. For Pike Construction, the outcome provided a clean project close-out with compliance and documentation obligations fully satisfied. For the broader Nexus North precinct, it contributes a well-documented, performance-aligned facility within a growing industrial estate designed to support technically advanced industries.
