Aspiring Enliven Care Centre Stage 2 and 3

The Aspiring Enliven Care Centre is a residential aged care facility in Wanaka, in New Zealand’s Otago region. The Stage 2 and 3 development extended the centre’s residential care accommodation, delivering modern facilities to support older residents in one of New Zealand’s most scenic and fastest-growing districts.

Aged care facilities rely on well-documented building services to maintain the comfort, safety and wellbeing of residents. To support the handover of the Stage 2 and 3 works, Dewick & Associates was engaged to produce the Mechanical O&M Manuals on behalf of the contractor,  Beattie Air.  

Our focus was on producing accurate, well-structured O&M documentation that gave the centre’s facilities team a reliable reference for the building services delivered, suited to the ongoing management of an aged care environment.

South Island-based mechanical contractor Beattie Air specialises in the custom design, installation, and ongoing maintenance of advanced commercial and residential HVAC systems.

Beattie Air were responsible for the delivery of the mechanical services on the project notably the kitchen, select bedrooms and some common areas which included upgrades to incorporate additional air conditioning systems (split type, fan coil units and air handling unit and heat recovery units for tempered outside air provision) and a new kitchen ventilation / exhaust and cooling systems.

The project team engaged Dewick & Associates to produce the mechanical O&M Manuals that would close out the handover for the Stage 2 and 3 works and integrate cleanly with the documentation for the earlier stages of the centre.

Producing O&M documentation for a staged aged care development requires more than simply compiling project information. The documentation must clearly define the scope of works delivered within each construction stage while maintaining alignment with existing building services and previously completed documentation.

The manuals must also assist facilities teams in meeting ongoing maintenance, statutory inspection and compliance obligations, while providing a practical reference that supports asset management throughout the building lifecycle. In a regional location such as Wanaka, where access to specialist contractors may be limited, the quality and completeness of the documentation becomes particularly important for supporting efficient facility operations and reducing reliance on external technical support.

Dewick & Associates’ in-house Client Coordinator and technical authors managed and produced O&M Manuals covering the mechanical services delivered,with system descriptions, equipment schedules, manufacturers’ technical data, operating procedures and preventative maintenance schedules, scoped clearly to works and structured for use in a continuously occupied aged care facility.

Our structured documentation approach ensured facilities personnel could readily identify assets, understand system interactions and access the information required to support maintenance planning, operational performance and ongoing regulatory compliance. Particular attention was given to presenting technical information in a logical, user-friendly format suitable for a continuously occupied aged care environment.

The completed O&M Manuals provide the Aspiring Enliven Care Centre facilities team with a reliable and technically accurate reference for managing the building services installed. The documentation supports ongoing maintenance activities, assists with compliance and statutory obligations, and enables informed asset management decisions that contribute to the long-term performance of the facility.

By delivering clear, well-structured and compliant documentation, Dewick & Associates helped ensure the centre’s building services can be effectively maintained to support operational efficiency, resident comfort and the high standards expected within a modern aged care facility.
