Data Centre Infrastructure (DCI) is a specialist developer and operator of hyperscale and enterprise data centres, providing critical digital infrastructure to government, corporate and cloud computing clients across Australia. The DCI Adelaide facility is part of a growing national footprint of high-availability data centre campuses, with the expansion works adding capacity to meet rising demand for secure, energy-efficient data hosting in South Australia.

To support the electrical services handover for this expansion, Dewick & Associates was engaged to author the Electrical Services O&M Manuals on behalf of the project’s electrical contractor, providing the data centre’s technical operations team with a structured, compliant reference for the installed electrical systems.

Our focus was on producing Electrical Services O&M Manuals that gave the data centre’s technical operations and facilities management team a reliable, accurate reference for the electrical installation, suited to an environment where power continuity, system resilience and maintenance accuracy are non-negotiable.

Tyrone Electrical  delivered the high-voltage and low-voltage electrical installation for the data centre expansion, including HV switchgear, medium-voltage distribution, uninterruptible power supply systems, standby generation, power distribution units and associated low-voltage services.

Data centre electrical installations are among the most technically demanding, with multiple redundancy levels, complex protection coordination and critical load segregation requirements that must be accurately documented so that the operations team can manage the installation safely and maintain the availability levels guaranteed to clients.

Tyrone Electrical engaged Dewick & Associates to produce Electrical Services O&M Manuals that would close out the electrical handover to DCI’s requirements.

The DCI Adelaide 02 expansion introduced a significant increase in data centre capacity, requiring new electrical infrastructure including switchboards, distribution boards, lighting, emergency systems and energy metering. As a mission-critical facility, the project demanded highly detailed and accurate O&M documentation to support the ongoing operation, maintenance and commissioning of essential electrical services.

The Technical documentation needed to clearly define system interfaces, testing procedures and commissioning requirements, ensuring facility operators could maintain reliability, minimise operational risk and support the secure, continuous performance expected of a modern data centre environment.

Dewick & Associates developed comprehensive Electrical Services O&M Manuals and a detailed Commissioning Plan for the DCI Adelaide 02 expansion, consolidating documentation from multiple suppliers into a single, structured handover package. Our Client Coordinators and technical authors reviewed and organised equipment data, inspection and test plans (ITPs), commissioning procedures, testing records, operating instructions, preventative maintenance schedules and details of the equipment used throughout the commissioning process.

The Commissioning Plan documented services interfaces, inspection Test Plans and procedures, and the procedures necessary to coordinate a smooth project-wide commissioning process. By integrating this with the Electrical Services O&M Manuals, we delivered a complete technical reference that supports the efficient commissioning, operation and ongoing maintenance of the facility’s critical electrical infrastructure. The documentation was tailored to the data centre environment, ensuring key electrical systems, monitoring equipment and energy management components were presented in a clear, compliant format that supports operational continuity, asset management and long-term reliability.

The completed Electrical O&M Manuals and Commissioning Plan provided DCI and its operations team with a reliable and accessible record of the expanded electrical infrastructure. Accurate asset information, maintenance schedules, commissioning records and operational guidance enable the facility to be safely operated, efficiently maintained and supported throughout its lifecycle.

The documentation also facilitated a compliant project handover, giving Tyrone Electrical confidence that all electrical services information, commissioning procedures and testing documentation had been captured and presented to the required regulatory and project standards, supporting a seamless transition from construction to operations.
