The development at 31–53 Cremorne Street, Melbourne, is a landmark commercial project spearheaded by Vicland Property Group, reinforcing Cremorne’s reputation as one of Melbourne’s fastest-growing technology and creative precincts. Designed by Hassell architects, the project occupies a 3,538 sqm inner-city site and delivers a 12-level A-grade commercial building comprising more than 17,000 sqm of premium office space, integrated ground-floor retail, and a distinctive sandstone brick podium.

The building is designed to attract high-calibre tenants through both its location and premium design and well being amenities, including a world-class social wellness club. The development sets a new benchmark for modern commercial workplaces in inner-Melbourne.

As part of the delivery of a commercial building in Cremorne, Dewick & Associates was engaged to author the Mechanical Services O&M Manual on behalf of the mechanical services contractor Auscool Air Conditioning & Mechanical Services.

Our focus was on producing a manual that gave the building’s facilities management team a practical, navigable reference for the mechanical installation, covering the HVAC, plumbing and associated services in a format suited to commercial office operations.

Auscool Air Conditioning & Mechanical Services successfully completed the Design and Installation of all Mechanical Services for this standout Cremorne office development in partnership with Maxcon Constructions Pty Ltd. Despite limited access and the busy surrounds of Richmond Station, the Auscool team executed the works with precision, incorporating sustainable practices and energy efficient technologies throughout.

The mechanical installation incorporated a wide range of specialised systems designed to support the operational and environmental requirements of the development. This included hybrid Variable Refrigerant Flow (VRF) systems servicing the base building office areas, VRF heat pump air conditioning systems for lobby spaces, and dedicated cooling for critical infrastructure including the base build DAS, distribution rooms and common area IT rooms. Energy Recovery Ventilation (ERV) systems were installed to amenities areas, alongside specialised environmental control systems for the Ground Floor Studio 2 Hot Yoga space and pool environment air conditioning systems. The project also included general and toilet exhaust systems, car park ventilation, and integrated smoke spill and stair pressurisation systems to support occupant safety and compliance requirements.

The contractor engaged Dewick & Associates to produce a Mechanical Services O&M Manual that would close out the mechanical handover cleanly.

Contemporary commercial developments within inner Melbourne are increasingly required to demonstrate compliance with rigorous energy performance benchmarks, such as Green Star or NABERS. Consequently, this elevates the requirements for mechanical services documentation. The O&M Manual must provide an accurate and detailed account of the installation and intended operation of systems, including variable refrigerant flow air conditioning, energy recovery ventilation, and building management system controls. This ensures the asset can maintain its design energy efficiency throughout its operational lifecycle, rather than merely at the point of initial commissioning.

To achieve this, documentation must extend beyond a basic list of installed plant; it must clearly articulate the operating logic of each system, empowering facilities managers and energy consultants to make informed, data-driven decisions regarding system optimisation and maintenance scheduling.

Dewick & Associates’ in-house technical authors produced a Mechanical Services O&M Manual covering the full scope of the mechanical installation, incorporating equipment schedules, manufacturers’ technical data, system descriptions, operating instructions and preventative maintenance schedules. System descriptions were written to explain operating logic as well as equipment specification, giving the facilities team a genuine working understanding of how the mechanical systems function together rather than simply a list of installed assets.

The project resulted in a clear, compliant mechanical services O&M manual that supports the efficient operation and maintenance of the commercial building in Cremorne.

The facilities management team has a structured reference covering the full mechanical scope, helping them maintain system performance, manage planned maintenance and provide the documentation chain that supports energy performance reporting.

For the contractor, the deliverable closes out the mechanical handover to the developer’s requirements.
