The landmark Eighty Eight O’Connell development has redefined North Adelaide’s city fringe, transforming a key site into a vibrant mixed-use precinct. Developed by Commercial & General and delivered by Tandem Building  , the $300 million project features three interconnected buildings above a three-level retail and commercial podium, complete with residential spaces and a 2,000 m² Sky Park. Designed to bring new life to O’Connell Street, the development blends lifestyle, wellness, and community through a carefully curated mix of tenants.

To support the project’s handover, Dewick & Associates was engaged to produce the building documentation for the development, providing the building owners and operators with a comprehensive, structured record of the construction.

Our focus was on delivering a handover documentation package that gave the building operator a reliable reference from the outset of occupancy, structured to support both day-to-day facilities management and the longer-term maintenance and warranty management requirements of a premium commercial asset.

Dewick & Associates was engaged by Climat Commercial, the Mechanical Contractor, to prepare the Mechanical Operating and Maintenance (O&M) Manual for the Mercato tenancy and the Apartment User Guides (mechanical).

The mechanical systems installed by Climat Commercial are designed to accommodate varying occupancy patterns and load requirements, from high-intensity daytime retail activity to continuous residential usage. Mechanical services typically include HVAC systems such as chillers, boilers and fan coil units, along with ventilation systems for car parks, kitchens and common areas, smoke control systems, and the operation and maintenance of central plant infrastructure.

The builder engaged Dewick & Associates to produce the building documentation, giving the client a complete, organised handover package at practical completion.

Mixed-use commercial developments present unique challenges due to the integration of residential, retail and commercial environments within a single asset. These projects require carefully coordinated mechanical and building services to manage differing operational demands, acoustic separation requirements and strict NCC compliance across multiple building classifications. Ventilation and exhaust systems are often separated to prevent issues such as odour transfer between commercial and residential spaces, while maintaining occupant comfort and safety throughout the development.

The complexity also extends to project documentation and handover, with information from numerous trades and subcontractors needing to be consolidated into a clear, structured package for ongoing building operations. In heritage-sensitive precincts, additional attention is required for specialist materials, finishes and maintenance documentation to ensure long-term asset performance and compliance.

The documentation challenge is to draw all of that information together into a single, coherent handover package that the building operator can use immediately and refer back to confidently over the life of the asset.

Dewick & Associates utilised our nucleus online portal to coordinate the collection of product literature, care and maintenance instructions, warranties and compliance certificates from the project’s subcontractor and supplier network. Our technical writing team compiled the building documentation to cover the project description, project team details, building fabric and finishes, product schedules, supplier documentation, warranty records and preventative maintenance log sheets, structured to give the building operator everything they needed in a single, organised package at handover.

The project resulted in a complete building handover documentation package that supports the professional management of 88 O’Connell Street over its operational life. The building owners and facilities team have a structured, comprehensive reference covering the construction scope, materials, warranties and maintenance requirements.

For our client, the deliverable closes out the project handover to the client’s standards on a development that adds to one of Adelaide’s most valued commercial precincts.
