To ensure the critical environmental systems essential for the health and safety of vulnerable residents remain operational and efficient, Dewick & Associates was engaged to produce comprehensive technical documentation for the mechanical services.
Our focus was on providing a robust framework for the maintenance of HVAC and ventilation systems tailored to the specific demands of a 24/7 healthcare environment.

RYCOAIR Services offers a complete HVAC installation & service offer, which includes all Project design, supply & installation of AC systems, ventilation systems, mechanical components, ductwork, wiring, switchboards, controls and building management integration as required.
For the Infinite Care Knoxfield project, RYCOAIR were responsible for the installation of complex heating and cooling systems, including VRF (Variable Refrigerant Flow) units, energy-efficient ventilation, and integrated Building Management Systems (BMS). Given the high stakes of aged care infrastructure, RYCO Services required a documentation partner capable of translating their technical installation into a clear, compliant, and actionable manual for the facility’s long-term management.
Designing and documenting mechanical services for aged care facilities involves unique challenges compared to standard residential builds. The systems at Infinite Care Knoxfield needed to meet stringent health standards regarding air quality, infection control, and thermal comfort for elderly residents.
The documentation needed to cover a diverse range of assets; from kitchen and laundry exhausts to specialised air conditioning for high-dependency rooms, whilst remaining accessible for facility managers who need to coordinate preventative maintenance without disrupting resident care.
Furthermore, ensuring all manufacturer data was accurately correlated with the “As-Installed” site conditions was vital for regulatory compliance in the Victorian healthcare sector.
Dewick & Associates’ in-house technical authors produced a site-specific Mechanical O&M Manualthat serves as a definitive guide for the HVAC infrastructure. This included detailed equipment schedules, clear operational instructions, and comprehensive preventative maintenance logs.
By focusing on a logical, indexed structure, we ensured that critical fault-finding procedures and warranty information were easily retrievable, reducing the time required for future onsite troubleshooting.
The project resulted in a professional, fully compliant suite of mechanical documentation that facilitates a smooth transition from construction to facility operation.
The Infinite Care management team is now equipped with a “single source of truth” for their mechanical assets, ensuring they can optimise system performance and minimise the risk of downtime. This high-standard documentation not only protects the mechanical investment but, more importantly, ensures that the residents of Knoxfield enjoy a safe, consistent, and climate-controlled living environment for years to come.
