Dewick & Associates was engaged by the Mechanical Services Contractor Pitt Meadows Plumbing, to produce comprehensive Mechanical Services Operation & Maintenance (O&M) Manuals, supporting the handover of the completed mechanical installation to the strata corporation and property management team. The documentation provides a structured reference for the ongoing operation, maintenance and management of the building’s mechanical assets throughout their lifecycle.

As an established mechanical contractor operating across Western Canada, PMP provides mechanical construction services across sectors including high-rise residential, commercial and institutional projects, with expertise spanning HVAC, heating, ventilation and plumbing systems.
For the Étoile Residences, PMP was responsible for the installation of the building’s mechanical systems, including HVAC, plumbing, heating and associated services supporting both residential suites and common areas. The project required a comprehensive handover package that accurately documented the installed systems and provided the strata corporation and property management team with the information required to operate and maintain the building effectively.
PMP engaged Dewick & Associates to produce the Mechanical Services O&M Manuals, ensuring the completed documentation reflected the complexity of a high-rise residential development and supported ongoing maintenance requirements from the commencement of building operations.
High-rise residential developments require documentation that supports multiple stakeholders, including strata corporations, property managers, maintenance contractors and, where applicable, individual apartment owners.
The mechanical systems serving common areas and central plant differ from those serving individual residences, making it essential that the documentation clearly identifies installed equipment and maintenance responsibilities.
